Detailed Service Breakdown
Hoarding clearance is a specialist service that requires far more than simply loading items into a van. Our experienced team provides a thorough, considered service that addresses the physical, practical, and emotional dimensions of every clearance. Here is a detailed breakdown of what is included at every stage.
Before any work begins, we carry out a thorough assessment of the property. This may be conducted in person, via photographs and video, or over the telephone — whatever is most comfortable for you. We use this assessment to understand the scale and nature of the clearance, identify any specific items of concern, and provide you with an accurate written estimate. There is never any charge for this assessment, and you are under no obligation to proceed.
Once you have agreed to proceed, we work with you (and any nominated support persons) to plan the clearance in detail. We discuss which items are to be kept, which are to be donated to charity, which can be recycled, and which must be disposed of as waste. This planning stage is crucial — it ensures that nothing of genuine value or sentimental importance is accidentally removed, and it helps to reduce the anxiety that the clearance process can sometimes generate.
On clearance day, our team arrives promptly at the agreed time. We bring all necessary equipment, including appropriate protective clothing, handling equipment for heavy or awkward items, and boxes and bags for sorting. We work methodically through each room or area, checking with you as we go. We take regular breaks and never rush — your comfort and wellbeing come first throughout the entire process.
All items removed from the property are handled responsibly and in full compliance with UK environmental legislation. We hold a valid Waste Carrier Licence and use only licensed waste transfer stations. Where possible, items in good condition are donated to registered charities. Electrical items, metals, paper, glass, and other recyclable materials are separated and taken to appropriate recycling facilities. Only items that cannot be reused or recycled are disposed of as general waste.
Once all agreed items have been removed, we carry out a thorough sweep of every area that has been cleared. This ensures that no rubbish, dust, or debris is left behind. The property is left in a safe, accessible condition, ready for any follow-on work — such as deep cleaning, pest control, or repair and decoration — that may be required.
Our service does not end when the last van drives away. We understand that a hoarding clearance is often just the beginning of a longer journey of recovery and support. We can provide information about hoarding support groups, mental health organisations, and other local services that can help with ongoing hoarding help. We are always happy to speak with you after the clearance if you have any questions or concerns.
Items We Remove
Our team is equipped to remove a very wide range of items from properties affected by hoarding. Below is a guide to the types of items we typically handle.
Sofas, chairs, beds, mattresses, wardrobes, tables, shelving, and all other bulky furniture items — no matter the size or condition.
Accumulated boxes, bin bags, carrier bags, and packages — common in hoarding situations and handled with care and discretion.
Stacks of newspapers, magazines, catalogues, and paper — a very common element of hoarding and handled as a recyclable material wherever possible.
All clothing, shoes, bedding, towels, and other textiles — sorted for donation, recycling, or disposal as appropriate.
Televisions, appliances, small electrical goods, and other WEEE items — all disposed of at licensed WEEE recycling facilities.
Accumulated food items, packaging, and organic waste — handled hygienically and disposed of appropriately, with full protective measures in place.
⚠️ Items we are unable to remove without specialist contractors: Asbestos and asbestos-containing materials; clinical and medical waste; compressed gas cylinders; certain chemicals and hazardous substances. If any of these are identified during assessment, we will advise on appropriate specialist services.
Where Your Items Go
Clothing, furniture, books, homeware, and other usable items are donated to these organisations — giving everything a second life rather than sending it to landfill. We also work alongside specialist hoarding and mental health charities to support our clients beyond the clearance itself.
Donations subject to item condition and local shop availability. We also support local charities and community groups in the clearance area.
Every property and every clearance is different. Call us and we'll talk through your specific situation — for free and without obligation.
